Pre-Purchase Building Inspections

Buying a home is a big deal—and what you can’t see can cost you dearly. Our pre-purchase inspections are designed to uncover major defects, hidden structural issues, or other problems that may cost thousands to fix.

We don’t just hand you a checklist—we provide:

  • A clear and concise report outlining both major and minor issues
  • A scope of works detailing how to fix major defects
  • Estimated repair costs so you can budget or negotiate effectively
  • Fast turnaround so you’re not held up in the buying process

Our goal is to stop people from buying a home they can’t afford to fix. We help you move forward with confidence—or walk away with peace of mind.

Pre-Sale Inspections

Ensuring the property you want to sell is ready for the market. Avoid the stress of contracts falling through due to unexpected defects by identifying potential issues before buyers conduct their own inspections.

What We Assess

  • Structural elements
  • Roof, exterior walls, windows, and doors
  • Internal walls, ceilings, and floors
  • Plumbing and electrical systems (visible areas)
  • Subfloor and roof space (where accessible)
  • Moisture issues, defects, and safety concerns

This comprehensive assessment provides a clear overview of your property’s condition, helping you prepare it confidently for sale.

Handover (PCI) Inspections

Before you accept the keys, get peace of mind that everything is up to scratch. We identify incomplete or defective work and ensure your builder completes the job properly before it becomes your responsibility.

Our comprehensive PCI includes checks on:

  • Interior finishes such as paintwork, tiling, flooring, and cabinetry
  • Proper installation and operation of doors, windows, and fixtures
  • Functionality of electrical, plumbing, and A/C systems
  • Overall workmanship and compliance with building codes

This process safeguards your investment and ensures your new home meets all quality and safety expectations.

Remote Building Inspections

Buying a property as an interstate or overseas buyer can be daunting, particularly if you are unable to inspect the property in-person. This can make it challenging for you to assess the condition of the property before you buy, making it harder for you to make a fully informed decision about your next property purchase.

That’s where Swell Building Inspections comes in. As experts in remote inspections across Hobart and the wider Tasmania region, we provide detailed building reports that give remote buyers peace of mind – whether you're purchasing your first home or making your next investment. Supported by photo and video explanations of any defects we uncover, our detailed reports provide a thorough evaluation of your potential property without you needing to be there in-person.
